Everybody is so focused on the fact that the consumer is what is holding the economy up, it's that much more important to understand the health of the consumer.

They are so big now and touch so many geographies and different stratas of incomes within their hotel portfolios, it gives you a good window into different pieces of the economy.

If you look over the last 18 to 24 months, the reason why this space is so frustrating is because when oil rallies, they rally but not nearly to the degree you think that they should, but then when oil comes in, they get crushed.

The view of the sector in general has gotten to a point where it's a very difficult space for institutional investors to embrace because it's been such a chronic underperformer.
